Update (2026-27 Budget): For transactions entered into on or after 7 May 2026, the first home duty exemption rises to $600k (concession to $800k) and vacant land to $450k (concession to $550k). RevenueWA's systems are being updated (expected late July 2026) - purchases assessed under the old settings in the meantime can be reassessed and refunded.

Western Australia programs
First Home Owner Grant (new homes)
- Grant: $10,000 for new homes.
- Cap south of 26th parallel: $800,000 (raised from $750,000 on 7 May 2026).
- Cap north of 26th parallel: $1,000,000.
- Residency: Must occupy as principal place of residence.
First Home Owner Rate of Duty
- No duty: Homes up to $600,000.
- Concession: $600,001 to $800,000.
- Land relief: No duty up to $450k, concession to $550k.
- Timing: Transactions entered into on or after 7 May 2026; earlier assessments under old settings can be refunded once systems update (expected late July 2026).

Geographic boundaries matter
The 26th parallel determines whether you get metro or regional benefits - confirm your location before buying.
New thresholds from 7 May 2026
Transactions entered into on or after 7 May 2026 get the $600k duty exemption (previously $500k). If yours was assessed under the old settings, a reassessment and refund may be available once RevenueWA's systems update.
New homes only for grants
The $10k FHOG is only for new construction - not existing homes. Stamp duty relief applies to both.
You need to live there
Must be your main residence for the required continuous period. Keep detailed records.
Different rules for land
Vacant land purchases have different price caps than completed homes - check both if building.
