The essentials doctors ask before locking in an LMI waiver
Do I need to be a specialist or does this apply to GPs as well?
Both GPs and specialists qualify for LMI waivers. However, GPs must have full (generalist) AHPRA registration - provisional or limited registration doesn't qualify. Medical specialists with AHPRA specialist registration in any discipline are eligible.
Can I use this for an investment property?
Some lenders allow LMI waivers for investment properties, though typically at a lower LVR (usually 90% instead of 95%). This varies significantly by lender - ANZ, NAB and some others may consider investment properties for medical professionals. Owner-occupied purchases generally have better terms.
I'm a locum doctor - am I still eligible?
Yes, locum doctors can qualify, but you'll need to demonstrate consistent employment history. Most lenders prefer at least 6-12 months of continuous locum work with evidence of ongoing contracts. Some lenders are more accommodating than others for locum workers.
Do dentists get the same treatment as doctors?
